How we inspect a property
Before we make an offer, we check the property in two stages: first the paperwork and the market, then an engineer on site.
Stage 1. Paperwork and market
The title deed (list nepokretnosti) in the cadastre: owner, size, number of floors, encumbrances. Court cases involving the owner. Prices of similar properties nearby. Whether the property is listed elsewhere and at what price.
Stage 2. Engineer on site
The engineer inspects the property using our checklist — a separate one for houses and for apartments. Each item gets a mark, a comment and photos; at the end, a list of defects with repair costs.
Why this matters for a house
Under Montenegro's Construction Act (Art. 55), a family house up to 300 m² is exempt from the official technical inspection: only the contractor's statement confirms it matches the design. An engineer's inspection is the only independent check of such a house.
What the engineer checks

- Size and position
- Structure and seismic safety
- Roof and facade
- Balconies and terraces
- Damp
- Electrics

- Summary: defects and repair costs
For houses, also: foundations and roof, retaining walls and signs of landslip, septic tank and site drainage, road access.
For apartments, also: leaks from neighbours, risers, condition of the whole building, building management and unpaid service charges.
